This is our family camp in the mountains of Cameron County, PA.  It's been in the family since 1966.  We have caught a whole lotta trout around here - mostly soft water, but some hard too.  Caught some nice smallies here too.  Even shot a few deer, squirrels, ducks and fox and trapped a few coons.  I hope to bag an elk someday......

This is our camp on Maryland's Eastern Shore.  Mostly a duck and deer hunting place, but we have caught a few bass and pickerel.

I was looking for one of our place in Quebec, but couldn't find a digital of it.  Good pike and walleye fishing there.

Of course, there has been a few brews consumed at each.

The deck was there before the new place.
Go back earlier in this thread and you'll see photos of the old camper.
I put the old camper there Fall of 2003.
Built porch and roof summer of 2004.
New park model last October.
Mac

Right... you had to buy a camper that would fit the deck.  Ah nevermind I know what you meant. lol ;D ;)

This is camp up by Lake George NY. The owner of the campground I work at gave me the camper for free. I have the site for free as long as I work there. I really can't beat the deal. I fixed up the camper and she works very well but she is not road worthy.

After 35 years of canoe/tent camping, the wife said enough sleeping on the ground. So we bought a used camper and built a deck.

Got the work done and the trailer pulled out.  What a mess!!!
I need to get a load of Crush N Run stone or it will happen again.
About 12 ton.
Lots more work to do.

Trailer out.
Waiting for Crush N Run stone.
See how the tires on the right sunk.
Right to the axle.
Our place is a park model and about 16,000 lbs.
The tractor had all it could do to pull it out.
Once out onto the stones in my drive it was ok.
Hence, the decision to add the Crush N Run.
I'll call and order it today.

It's rock about 12-18" down.
Others have tried to put in footers for their decks, etc. Bob and we only laugh at them knowing what they will find.

We are selling.
Time to cash in.
Time to buy or Florida place.

Evolution.

But first I need to do this right.
I am not one to pass problems onto someone else.

It’s back in place. It looks tilted but level says it’s dead on. Weird. Now I have a ton of work to get it connected to the propane, electric, water, sewer, cable internet, and satellite dish. Then to repair and reinstall the neighbor’s fence it crushed. Then all the pilings need to be installed and the stones raked and leveled. Wish I had two adult sons that would help me.

Found out more bad news.
Something electrical fried a lot of things
Stove, furnace, AC, tv, surround system, a couple power supplies, and my little alarm clock on my night stand.
Bought a new 40” at Wallyworld last night.
Found a bad transformer in the furnace and ordered a new one from amazon after I tried True Value and Home Depot without any luck.  I hope that fixes it.  The control board is $400 if that’s bad too.
The AC unit is a roof unit and tough to get at.  I’m going to call someone to look at it.  I’m sure it will cost me a bundle.
I got 4 of the 12 cinder block pilings built today.  I’ll get the other 8 done in the morning after bfast before the race starts.
Tons of work left.  Tons.

yupyup

I'm not retiring until August of 21.
So if it doesn't sell this summer...…………….I fish Erie and smoke meat and drink tequila.

This place will not be given away.
However, as you said, whoever ends up buying it will get a very nice place without any headaches.

Time to get out and get working on the remainder of the pilings.
The race starts in a little over 2 hrs.
Work stops at 11am and will not resume until the race ends.

Got the rest of the pilings installed under the lake place this morning.  Worked fast and furious, but careful to do it right.  I’ll let it sit a week or two and then reshim them after things settle.
Now the race!!!
And beer.
And tequila.

My buddy Jeff took apart my AC and had a look at the schematic.  He noticed a 12vdc control power source coming in along with the 120vac motor and compressor power.  It was dead.  Traced it back to a small power supply hid in a cabinet I use for the liquor.  The power supply tests bad.  Say a prayer this is it.  It would be a very cheap fix.

Got the neighbor's fenceposts cemented into the ground.  Had to make a large cold chisel out of a pc of 1" bar stock to split rock in the ground.  The ground out here is nothing but shale and rock down 3-4".  Back breaking work, but done.  I'll let it cure and finish the fence next weekend.  Just ordered a new clock/timer/panel for the stove.  $117 from amazon.  Ouch!!!  But that will repair that.  Installed the new power supply for the AC unit and it works!!!!  Big bucks saved there for sure.  I'm done for today.  Donna and I went to dinner for a couple hours to celebrate our 40th.  Tomorrow I'll install the new power supply into the furnace and see if that fixes that.  Say a prayer that the power supply does the trick.  If not, the control board is like $400 and last week I couldn't even locate one.  A new furnace is $700-800.  But making progress for sure.

The fence posts I cemented are solid.
Just got back from Home Depot with the plastic netting for the fence.  The guys “ripped” off the old netting when they pulled down the old fence.  So I had to replace it.  Another $100.  :-[
Today I’ll finish the fence for them then get back to finishing things at my place.
Chris is coming out to help.
I’ll send him up on the roof.
I need the AC unit vacuumed out and the last stretch of roof seam taped.

Got the fence finished yesterday.
Came out very well
I ordered a wheel for the gate.
The gate is very wide and sags from it’s weight.
The wheel was only $17 on Amazon and will add a nice touch by supporting the overhung load and allowing the gate to swing easier.
I’m heading over there in a few minutes to do a final inspection and lay some topsoil and grass seed around the fence posts and a few bare spots.
Neighbors are gone for a few days but should be happy to see things are finished when they return tomorrow.
Still waiting for the stove parts.  They have shipped and should be delivered this week sometime.
Things are pretty close to being back to normal.
We had a few interested parties come through looking at the place yesterday.  No offers yet, but I’m sure it will sell.
Things are almost finished.
If my boat cover is finished this week I’ll pick it up and bring out the boat next weekend.
It’s been killing me not being able to fish, but needed to finish my work first.
Work first - then you’ve earned your right to play!

2 good things.
First - the parts for the stove arrived - means I can finish the one last thing that broke.

Second - the cover for my boat is done - means I can take it out with me on Thursday and can hit Erie!!!

Life is good.

Now...…..if I could get full asking price for my place, or maybe even a bidding war?!?!

Also got the tv connected to the antenna.  No more satellite dish tv.  Streaming and get the locals off the antenna.  Works fine for out here.

Tomorrow I’ll install the new FM receiver that I bought on line.  Tunes by the campfire!!

I finished the stereo and TV wiring yesterday.
Reconnected the outside speakers.
That was the end of the work...………….or so I thought.

It's pouring out here right now.
And the skylight in the bathroom is leaking.
A lot!!!

This has been in the works for a bit now and I was reluctant to say anything and possibly jinx it.
We have decided to be snowbirds.
At least for a few years.
As most of you know, we were prepared to move to Florida permanently.
But our place here at PB on Erie is so phenomenal that we kept wondering, "what if?".
Also, our neighbors here are the best.
So we decided to do it.
It's being built specially for Donna.
She specified everything.
Except the outside colors.
I selected slate blue for siding and navy blue for the shutters.
She picked everything else inside.
The photo below is a good representation.
Currently it's slated to arrive the week of 10/14.
We have given the deck and roof I built 18 years ago to a good friend here.
He and a bunch of us will move it complete with a huge flatbed trailer another guy here has access to.
We are going to concrete the area under the new place and also 10-12 feet on the side of it for a future awning and sitting room.
I also want my parking area concrete.  The cost will determine if that gets done at the same time as the pad under the trailer and awning/room.
We are paying cash for everything and the pile is dwindling so the parking area might have to wait a year or so.
The owners here suggested that I put it up into our storage area up front in the park for the winter.
The boats all get moved out into storage elsewhere and the compound gets locked up for the winter.
It's fenced in with a 8' chain-link fence and has razor wire up top.
This will allow the contractor to pour the concrete for me and allow it to cure and settle before we spot the new place on top of it.
The factory is delivering it directly here to Point Breeze for us.
The trailer place we bought it from has agreed to wait until next spring to spot it and do the setup work.

We are excited to say the least.

And, because we are now going to be here during the summers, I will get a larger boat.
So the Lund will soon be for sale guys.
 ;)

More to come.
I'll post actual pics of it as soon as it shows up.

Intrested in the boat when it goes up for sale

Intrested in the boat when it goes up for sale

It won’t be “given” away, but it’s been well taken care of.
Won’t happen for at least another year as I have to finish her trailer, awning, and side room first.
So I’m thinking in 2021.
I’ll post it here on MFF before anyplace else.
Thanks.

Very busy weekend at camp.
Boat is winterized and will go into the storage facility next week.
We got maybe 1/2 of our personal stuff boxed and loaded into my Escape and small utility trailer.
Moved my firewood crib.
All of the outside things off the deck and into storage in various places.
Next weekend the grill, smoker and golf cart get put away.  Also the rest of our personal stuff and remaining food will be taken home.
Will be ready then for the rv place to come and haul away the old place.
Then the contractors will start the removal of my old deck and roof.  Then the concrete!
We are going to need about 800 yds of concrete.
The contractor is also giving us a price on removing the huge willow tree out front.
Lots of $$$$$$$$$, but it should end up being sweet when it’s done.

Correction.

That is 800 cubic feet.

Or about 30 cubic yards.

Still a lot of concrete.

Tonight is our last night spent in the old girl.  Tomorrow we finish packing up the remaining things.
RV place is hauling it away later in the week.
Sad but exciting.
It’s going to be tough having to wait till next year to spend in the new place.

It's empty.
Ready to get hauled away later this week.
Then the deck and roof gets moved to my sister and BIL's place 3 roads over.
It will probably be done in sections.
Then the concrete begins.
I'm going to head back out there in the next day or so and take a few snapshots.
I'll start posting pix as things progress.
Kind of sad, but exciting too.

Was at the factory yesterday and took some pictures.
It's not finished.
By the end of next week they are saying.
The red tape strips all over are part of the inspection process.
Every place there's a pc of red tape something needs to be done.
Cleaned, adjusted, replaced, repaired, polished, etc.

Here's the photos Donna took.

Was out to the place late yesterday.
The old deck and roof I built 18 yrs ago is out.
I have a guy hauling it over to my sister's and BIL's site and he will install it to their trailer.
They are excited about getting it.
It's all pressure treated wood and was never stained.
Still in great shape.

They same guy is doing my grading and concrete work.
We are "negotiating" with the town inspector at the moment.
He want my new place 5' from that fence of my neighbor's on the right.
The pad will be 24' wide and with that required extra 5' will seriously reduce my lawn space.
Kinda sux as it will end up being a non-useable area between the fence and my new unit.
Would rather have that 5' on the lawn side.

The right half of the 24' pad will support the new place.
The left side we are installing a 38' long awning down the entire unit.
In the spring of 2021 we will enclose the front 30' of that awning with a patio enclosure.
Six foot wide sliding doors on the front and the back and windows all around.
The rear sliding doors will exit out onto the last 8' of concrete.
Here is where my grill, smoker, and fish cleaning sink/table will be located.
I'm going to buy a used restaurant stainless steel sink/prep area for fish cleaning, grill washing, etc.
I bought the new place with outside hot and cold water taps with shutoff cocks on the back and in that area for this purpose.
Should be nice.

Not at our camp but at the dealer.
It will spend the winter there.
We are still working on concrete and the old deck just got moved and installed at my sister and BIL's place.
donna and I took a drive to the dealer to do a quick inspection late today.

tick tock

Looks like the new place is going to be installed the week after next.
Also, Donna and I have decided to bite the bullet and get the awning and room installed right away this year instead of waiting.
The cash outlay will be huge but it will give us more time to enjoy it.
Additionally, it will get things out of the weather sooner.

The awning will extend the full length of the trailer - about 38 feet.
The room will be approx. 11 foot wide and located on the front 30 foot of the awning.
Sliding doors front and back with a 3' window next to each.
Four 3' windows along the 30'.
All windows thermopane.

The rear 8 foot outside area under the awning will house my smoker and gas grill.
Additionally, I had outdoor cold and hot water taps installed under the trailer back there at the factory when it was built.
I am buying a commercial stainless steel sink like they use in restaurants for there.
It will have one large 2' square basin with a 2' drain shelf on both sides of the basin.
This sink will be used for fish cleaning and also be supper for keeping the smoker grates and drip pan washed.
I have cleaned them for years inside and suffered Dona's wrath every time because it makes such a mess of things.
Here's a picture of what the sink will look like.

(https://i.postimg.cc/XXvdyHLZ/569718.jpg) (https://postimg.cc/XXvdyHLZ)

Just like a restaurant, I will install a large spray nozzle on it like this -

(https://i.postimg.cc/WFxNz1Sw/vigo-vg02007st-9405893.png) (https://postimg.cc/WFxNz1Sw)

Things are finally coming together.
It's been a long road and will be a bit longer before I get it to where we want it.
The winter was short and mild, but for us it was a loooong wait.

Just got back from out there.
d**n, it's cold today out there.
We had an electrical short on one of the circuits.
Brand new place and a wiring problem.
Anyway, it was a GFI circuit that has 6 duplex boxes on it.
Luckily it was in the 4th box and not inside the wall.
All sorted out and glad to get back home where the furnace is running.

Brrrrrr

That stinks Mac. Might want to run through the rest of the duplexes as well.

Poor connections I assume?

No.
They didn't wrap the duplex afterwards with electrical tape, like they did on the others.
And the insulation strip job was way too much leaving a bit of hot wire exposed and during transit from the dealer to my place, maybe 75 miles, they came into contract and stayed.
The dealer says he tested the entire thing in his shop before bringing it over and I know the family and believe them.
Heck the fridge is on the circuit.
No way they were not testing the fridge before it left their shop.
Anyway, $hit work in the cold today but we got it repaired.
I'm just glad the short wasn't a staple inside the wall.
that woulda been a nightmare.

Still no driveway but I got the power run from the panel inside my place to the shed.  Last fall I buried two 1.5” conduits in the concrete.  They both come up under the place below where my breaker panel is inside.  One conduit goes to the shed and the other over to where our addition will be built in a month or two.
We ran the electric to the shed and I also pulled the internet coax thru that same pipe.  Came out very well and it’s a nice clean job.  My youngest son Chris came out and helped me.  Two people is always better when pulling wires long distances.
A good job done.
Now if I can only get that guy to lay my driveway.

Got word from a friend last night that the roof was lifting up in the wind.
So Donna and I went out there first thing this morning.
Yup, it's lifting.
Sent a quick email to the RV place and a few photos and told them to get their tails out there and apply a little shingle cement to hold them down until they seal to each other on a hot sunny day.
The place came with a few spare shingles and a few strips of siding for instances like this.
They don't call it Point Breeze for nothing.
Donna is a mess over it.
She thinks the roof is going to leak like crazy and flood the place.
I tried settling her down mentioning the ice shield and the felt underlay would protect things until it gets repaired.
These things happen.

That is a HUGE lift from my shoulders.

Due to the pandemic many people are camping more this year than years past. As a result available sites are few and far between.

NY waived the 9 month window for future reservations so many sites are already booked for 2021.

Here’s a helpful website of campgrounds throughout NY. Those listed have photos of each site.

Taking a break.  One more small railing to install n my outdoor kitchen.  We finally got the sink water lines to stop leaking.  After the railing is done I’ll move the sink up tight to the wall and plumb the drain line.  Then my two smokers can get moved into there.  And at some point I need to pull the electric for the room thru that conduit in the floor there by the wall.  Lots of work left this week while we are “vacationing” out here.  Lol

The brace is a drag but it keeps me from tearing things up further.

The outside sink I put in is leaking again.
I'm gonna throw it in the darn lake.
I just spent 3 hrs leveling it and putting in the drain line.  When I was replacing the skirting I bumped the copper line going to the hot faucet and it started leaking.
Now the patio railing is there and I can't get to it.
I shut off the supply valves upstream and gave up.  Maybe next weekend.  This sink is driving me crazy!

An update
We have the side room there but water has been coming in.  First from the seam at the roof which they easily fixed by reflashing things right to the house.  Lot of work but the right way to do it.
The other leak is coming in from under the trailer.
The skirting around the front and opposite side was allowing serious amounts of rain to be blown in under the skirting track.  These two sides face the lake and the prevailing winds.  We had little rivers running thru the side room.
So they came out and tore out the skirting and sealed under the tracking and reinstalled it.  Again, major work but the proper way to fix it.
Additionally, I had them add gutters to that opposite side.  The rain was coming off the roof and combining with the rain hitting that side of the house.  It was 2X or more water hitting the concrete at the base of the trailer where the skirting was providing tons more available water.  So I’m thinking the 2 gutters will help.
Lastly, yesterday I went under the trailer and caulked the entire wall under the trailer in that room.  The base is a pressure treated 2x4 but it was never sealed.  So any water coming in from the other side, running under the trailer, easily ran under that 2x4.  I bought 10 large tubes of silicone sealer.  The most expensive stuff and it was the only stuff I saw rated for caulking concrete.  I was under there for 2 hrs and today my bones are letting me know it.  I only used 6 tubes but will save the other 4 for anything in the future.
Now I wait for rain.
But I need a serious lengthy downpour and with winds hitting the lake side of the place.  A nor’easter won’t tell me $hit.
If it still leaks, which I cannot see how it would, my next step will be sandbags against the back side of that wall separating the side room from under the trailer.  Home Depot sells these 10’ long bags filled with some sort of high absorption grain that are relatively light and flat making them easy to lay under there.  But when water hits them they absorb it and swell making a serious flood barrier.
We’ll see.

I need to hire a contractor in the spring to excavate what is there, lay down that black weed barier sheeting and then a layer of crush and run.

Anyone know of any decent contractors out there near my place in Angola, NY that I could call?

We got the driveway put in back in March and it has had time to "set up".
Crusher Run is not as good as concrete as I originally wanted but doesn't require the drainage they wanted me to install.
Besides, it was only like $500-600 compared to like $9,000

The camp opened officially yesterday.
But I still have work here to do on the boat so I decided to stay home and finish it up.
Besides, tomorrow it is supposed to be crappy weather again again.
We'll see.
Might head out there later today depending on how soon we can finish the boat.

Almost done closing up the lake place.  Taking a short break before we flush the lines with ”pink stuff”.
We have done this soooo many times over the years, we pretty much have things down to a science.
One more year in the books.
We might even get out of here in time to make it home to see the game.  Maybe not kickoff but might see some of the first half anyway.
Oh well.
Back to work.

Heading back out there today to do more work on the inside wall below the trailer and inside the side room.
We da some rainwater coming in under it in one small spot.
I took it down and rebuilt things making sure to properly seal it this time around.
I went overboard but it will never leak again.
Today I will put back up the MDF backing board and if there is time, reinstall the white bead board and moulding.
It's up for sale (unoffically) and I need to get things done so that we can list it with a real estate agent.
We have had a few people go through and I have been up front on the leak we had, showing them how I repaired it, but it would be far simpler if the wall was finished and looked good.
I would love to sell it before we have to list it and open it up next spring.
Also before we need to pay next year's site rent.
It will sell.
It's all new and right on the lake.
Here's a few recent pics I took.
I just noticed that I don't have any inside photos.
Maybe today I'll snap a few.

Thanks.
We exchange cash and title on Tuesday.
Keys will go to the new owners in a couple weeks.
Sold it without a realtor, so we saved some money and avoided some headaches.
Probably could have gotten more, but who knows.
The big thing is that we sold to a young couple with a couple young kids, so they can go make memories as we did.
Today we started moving things out.
Got about 1/3 done.
Will do a little more mid-week and the rest on Friday and Saturday
We sure collected a ton of crap over the past 20 yrs.

We will go out one more time and clean the place and do a final inspection.

Torn feelings when I saw our old place.
Really torn.

Time to move on.

The solar controller took a dump.
It's under warranty and will be replaced.
But because I'm going to pull the 165W solar panel off the roof and replace it with four (4) 200W panels, I'm going to need a much larger controller anyway.
So last night I ordered a Renogy Rover 60A unit and also the optional BT-1 bluetooth module for it.
I will be installing the 2000W inverter later when the weather cools down a bit.
We are taking a short trip up to Knoxville the end of the month and I want to use the solar to keep the fridge running while on the road, and also charge the battery back up after the fridge running all night on it during rest stop nights.
The generator/inverter showed 2 days ago.
Yesterday Donna and I tested it, and it runs the entire trailer, microwave and AC included.
This winter, I change it over to LiFePo4 batteries from the existing LA garbage deep cycle junk.
If anyone is nearby and want the old one you can have it.  PM me.

It was planned a month or more back.  Maiden trip with our new camper.
Ironically, it ended up coinciding with Idalia.

Our place is WAY south of that hurricane.
We are in North Port, halfway between Sarasota and Ft Meyers.  About 2 hrs south of Tampa.
We got ours last year with Ian and we are still rebuilding.

Thanks for the thoughts!

I added a generator stand on the front to permanently mount my generator onto.
It works really well.
The cover on the generator allows for the sides to roll up and be tied, so I can run the generator, even in the rain.
The generator runs everything when needed for about 12+ hours on the 4 gallon tank.
This is full time AC, TV, CPAP machines, microwave, etc.
It's rated for 300 lbs and the generator is under 100 lbs with a full tank of fuel.
