FM, you won't regret your decision.  Keeping "work" and "play" separate will make the work easier and the play much more fun!

If I found the right person to manage it for me........now that might be a different story. But I have no intentions to jump into that position.

To have to pay a manager too would be a way to guarantee you would be losing large amounts of money.
