i talked with your buddy BOB aka fishgalore and he is planning to bring his boat and hit the estuary this year around September

why dont we bring your boat in there?

More of the Estuary next to where he already owns.  He's got the Island & the hole, there's 2 houses for sale on the North bank, & the same parcel across the river on the South bank is still forsale as it's been for a couple yrs. However now we're in the "navigable in fact" waterways, but with him who knows.

the island closest to the bridge?

Not yet that I know of, but since he already has the good one, the next one down closet too the bridge, who owns it?  The newer house on the N shore, with the nice landscaped yard with the "redwood" stained siding has been up for sale this yr. Coldwell Banker I think, it's a white & blue sign, it's the closest house to it. So who knows.
